Facility consists of three buildings (N4, N6 and M&D) on approximately 179 acres. Total site consists of over 900 acres. Use was a particle board manufacturing facility. Buildings have some functional obsolescence due to press pits, in-floor conveyor channels, and storage silos. 205,000 s.f. of N4 Building is wood multi-span construction (wood posts, laminated trusses, wood purlins) with style of construction similar to a steel multi-span. 65,000 s.f. of N4 Building is steel muti-span. N6 Building and M&D Building are steel multi-span construction. See detailed specifications below.
Highway access: Class A to I-75 at two interchanges, one within 1 mile and the other approximately 1.7 miles. Facility fronts I-75. Also, Class A access to M-32 to US-131.
Telecommunications: Redundant broadband access (Verizon, UC MAN, Charter)
Airports: Commercial service through Cherry Capital at Traverse City (90 miles) or Pellston Regional (45 miles) at Pellston. Gaylord Regional provides very good General Aviation access.
